My online offers listing option for home sellers has revolutionized the industry of real estate sales, bringing forth a variety of improvements over the traditional listing methods. My advertising strategy generates TEN times as much buyer activity at my open house, through showings, views and saves on leading real estate website. Because my listings are getting 10x the amount of views and saves on Zillow, Redfin and Realtor.com, my listings are search engine optimized, and more likely to appear on the front page of searches on leading real estate websites. Using this listing method, I sell real estate for record prices in each neighborhood I list in. While the average realtor’s sales price in January of 2022 in Chicagoland was 98.33%, my average sales price was 126% of my listing price. While many traditional listing agents charge 6% seller-paid commission, I can advertise my services to sellers for 0%-3% seller-paid commission & charge the buyer a buyer’s premium on the sales price instead and still earn 3%-3.5% commission on every deal!
Traditional listings require a seller to clean their homes daily, with showing times that inconvenience them for sometimes months on end, while my online offers method only requires you to clean your home once and only shows a total of ten hours, during one open house weekend.
Many traditional listing agents require a 12-month listing agreement. Because I’m confident you’ll get top dollar quickly, my online offers listing agreements only last 21 days!
Most purchase contracts are written up by buyer’s agents, therefore they include a buyer’s preferred terms. The offers made on Welcome Home Offers are numerical without any terms. If a sellers receive 24 offers on their property, they’ll have greater leverage to have a buyer agree to the seller’s preferred terms instead. With a larger pool of buyers to choose from, sellers generally go under contract with extremely qualified buyers, with more options to choose from & leverage to get what that want! Using the Online Offers Listing method, you’ll be afforded more backup offers, offers more likely to appraise out, more offers willing to agree to purchase as-is, and include an appraisal gap within agreed-upon terms in their contract. Because the Online Offers method only requires two days of open house showings, it’s an ideal strategy to use for tenant-occupied investment properties. Daily showings between 8 AM and 8 PM can be difficult on tenants when listing traditionally. The Online Offers approach gives tenants the peace of mind they won’t be walked in on constantly for months on end.
My preferred seller’s attorney charges $0 on his attorney services because he makes money on the tile work. Most listing agents don’t have this kind of relationship, which will save you roughly $500 on attorney fees. My Online Offers website Welcome Home Offers publicly and transparently displays all offers and offer amounts made on the property to both buyers and sellers, while the traditional offer method does not and is a less transparent selling method. Not all listing agents accept escalation clauses, which generally increases the overall sales price. The technology is designed to be a built-in escalation clause, with a countdown timer displaying the offer deadline. If there are any offers made within the final five minutes of the deadline, the countdown timer will extend for an additional five minutes and continue to extend every time an offer is made, until there are no more offers, ensuring buyers pay their absolute highest amount.
